About the Role
Project Manager
Location: London
Salary: £45,000 - £55,000
We are working with a leading Guardian company who are looking for an organised and commercially minded Project Manager to oversee the planning and delivery of property projects across their portfolio.
This role focuses on managing fit-outs, refurbishments and property improvement works,
ensuring projects are delivered safely, on time and within budget. You will coordinate
contractors, monitor progress, manage project finances and ensure works meet the required
standards.
You will work closely with the Head of Property and Facilities Manager to ensure projects
support the wider property strategy while maintaining strong cost control and compliance.
As Project Manager, your mission will be to have oversight of the following areas:
Project delivery
- Manage projects from initial planning through to completion.
- Coordinate contractors and suppliers to ensure works are delivered safely and to programme.
- Monitor project progress and resolve issues that may impact timelines or quality.
- Ensure works are delivered in line with agreed specifications, safety standards and compliance requirements.
Contractor management
- Source and manage contractors and specialist suppliers.
- Ensure contractors deliver work to agreed standards and timelines.
- Monitor contractor performance and intervene where quality or delivery falls below expectations.
- Build and maintain a reliable network of trusted suppliers.
Project budgeting and cost control
- Prepare realistic project budgets and cost estimates.
- Track project expenditure and ensure works remain within approved budgets.
- Manage variations and approve contractor invoices.
- Work closely with Finance to maintain accurate project financial records.
Cashflow planning
- Forecast project cashflows and expected expenditure.
- Provide regular updates on project financial performance.
- Ensure invoices are issued promptly and costs are tracked accurately.
- Support commercial decision-making through clear cost visibility.
Planning and programme management
- Develop project timelines and delivery programmes.
- Prioritise projects based on operational needs and portfolio strategy.
- Ensure works are coordinated with property operations to minimise disruption.
Compliance and safety
- Ensure projects comply with health and safety requirements.
- Confirm contractors have appropriate documentation, including RAMS.
- Ensure works meet building regulations and statutory requirements.
New site preparation
- Support the assessment of new properties prior to occupation.
- Identify refurbishment or improvement works required.
- Provide cost estimates and timelines for preparing sites for residents.
Working with the Head of Property
- Work closely with the Head of Property on project priorities and planning.
- Provide clear updates on project progress, risks and costs.
- Support the wider property strategy by delivering projects that improve the portfolio.
This role is the perfect match for you, if you have:
- Strong experience managing property, refurbishment or construction projects.
- Experience coordinating contractors and specialist suppliers.
- Good commercial awareness with experience managing budgets and project costs.
- Strong organisational skills and the ability to manage multiple projects.
- A proactive, problem-solving approach to project delivery.
- Clear communication skills and confidence working with contractors and stakeholders.
- The ability to balance operational priorities with long-term property improvements.
