We are currently recruiting for an experienced Healthy Homes Supervisor to join a busy housing repairs and property services team.

This is a fantastic opportunity for someone with a strong background in social housing repairs, damp and mould, property maintenance or asset management, who is confident carrying out inspections, diagnosing building defects and managing remedial works from start to finish.

The successful candidate will play an important role in ensuring homes are safe, well maintained and compliant with current housing standards, including requirements around damp and mould, HHSRS and Awaab's Law.

The Role

As a Healthy Homes Supervisor, you will be responsible for overseeing a range of damp and mould remediation, building repairs, component replacements and property maintenance works across a housing stock.

Your responsibilities will include:

• Carrying out pre-inspections, work-in-progress inspections and post-inspections
• Inspecting properties and diagnosing building defects
• Assessing damp, mould, condensation, ventilation, water ingress and excess cold
• Identifying root causes and recommending appropriate remedial works
• Preparing specifications, scopes of work, schedules and technical reports
• Raising and managing works orders for contractors and internal operatives
• Managing works from initial inspection through to completion
• Monitoring contractor and operative performance, quality, costs, variations and KPIs
• Reviewing Schedule of Rates (SOR) coding, variations and technical recommendations
• Preparing quotations and specifications for works outside existing SOR provisions
• Attending site meetings with residents, contractors and internal teams where required
• Ensuring works are delivered safely, within agreed timescales, budget and quality standards
• Assessing and managing risks relating to damp and mould, water ingress, structural defects, ventilation and general building issues
• Supporting complaints, insurance claims and technical enquiries by providing relevant reports and information
• Maintaining accurate inspection records, photographs and supporting documentation
• Working closely with housing, asset management, property services and contractors to resolve complex cases
• Maintaining a high level of customer service and positive resident engagement

About You

We are looking for someone who has:

• At least 5 years' experience within social housing repairs, property maintenance, damp and mould, or asset management
• Strong knowledge of building construction, building pathology and defect diagnosis
• Practical experience dealing with damp, mould, condensation, ventilation and water ingress
• Experience carrying out property inspections and independently managing remedial works
• Good knowledge of HHSRS, Awaab's Law and housing health and safety requirements
• Knowledge of Building Regulations, CDM, asbestos management and general health & safety legislation
• Experience managing contractors, DLO operatives and specialist contractors
• Understanding of Schedule of Rates, variations and cost management
• The ability to produce clear technical reports, specifications and scopes of work
• Excellent communication and customer service skills
• Strong organisational skills and the ability to manage a busy workload
• Good IT skills, including Microsoft Office and property/repairs management systems
• The confidence to work independently and make sound technical decisions
• A proactive, practical and solutions-focused approach
